New offer on the market! In the cozy area in Pelgulinna, we offer a comfortable two-room apartment, which combines time-honored interior elements and modern amenities.

APARTMENT AND PLANNING
The apartment is located on the second floor of the building. The windows of the living room open to the front of the house, to the landscaped yard, and the kitchen and bedroom windows to the quiet back garden, with an idyllic view of the greenery of the Pelgulinna gardens and wonderful sunsets. In both directions, the owner of this home can enjoy complete privacy without having to think about the windows of neighboring houses.

Interior elements characteristic of the region are used in the interior design of the apartment. All the rooms in the apartment are separate – hallway, spacious living room, bedroom and bathroom and toilet with window, kitchen is open plan.
The apartment’s interior design features a heat-saving stove with a thermal wall, stylish wooden floors and a modern bathroom. Combined heating is used – oven and electric oil radiators. It is possible to install gas heating.
Hot domestic water is provided by an electric boiler. All windows have been replaced with double-glazed windows. Reasonable utilities costs.

PARKING AND STORAGE
Parking based on established use in the fenced yard area in front of the house and on the street in the parking lot bordering the property (free parking area).

The apartment also has a basement, which is suitable for storing firewood, for example. There is a green area on the side of the house with a seating area and the possibility to dry laundry.

RISTIKU 17 BUILDING PROPERTY
The property is secure and fully fenced. An active apartment association takes care of both the property and the common areas. The main works performed are maintenance of chimneys, installation of a large garbage container, inspection of gas systems and regular maintenance and maintenance of the property.

The house has been continuously renovated. The roof of the house was changed in 2007. Over the past ten years, investments have been made in renewing the house’s gas taps, building rainwater drainage and drainage systems, installing sidewalk paving in the yard, repairing chimneys, replacing windows in the stairwells, and renovating doors. Sewerage pipelines have also been updated, electric cables in common areas have been replaced, waterproofing of the foundation has been carried out, and a new foot and car gate has been installed.

There is an approved project to renovate the exterior of the house and the staircases, phase I will begin in the fall of 2024: 2 fresh valves will be made in all apartments (in both rooms) and the facade of the house will be repaired. The next plan is to organize and paint the facade and repair the staircases.

LOCATION
Ristiku 17 is located just a few minutes’ walk from Telliskivi Creative Town, Balti Jaama and Balti Jaama market, as well as the Old Town of Tallinn, Stroom Beach and the promenade. Public transport connections – Pelgulinna bus stop and Ristiku trolley stop are located a short walk away. Nearby are schools, kindergartens and shops such as Ristiku Selver and A1000 Market.

THE BUILDING AND HISTORY OF RISTIKU 17
Ristiku street 17 // Mulla street 2, a complex consisting of two separate three-story buildings designed by Herbert Johanson, was originally a residence for city servants. The building is one of the most important buildings in the region both in terms of urban planning and architectural history. The residential plot at the intersection of Ristiku and Telliskivi streets is the oldest building area in Pelgulinna, the first houses were built there in the 1870s. The construction of this building began in 1925 and the house was finally completed in 1927. Apartments were rented to city officials, many of the residents were teachers. Artur Adson, editor and writer of Vaba Maa magazine, lived in the house, among others, with his wife, poet Marie Under.

This apartment is a great choice for those who want to live in a calm and green environment away from the city noise, but at the same time live near the city center, in Pelgulinna.
