An evaluation of the dwelling is usually conducted an average of 3 working days after the inspection of the object. To do this, the expert must familiarize themselves with the rooms; conduct a discussion with the evaluation committee and a valuation of the issue report. The exact dates of assessment need to be negotiated in advance with the appraiser.
When assessing rooms, an appraiser must follow the standard EVS 875 and the valuation report must be issued in accordance with the Code of Real Estate Appraisers of Estonia. Typically, finished valuations must follow the form of standard valuation report or, if a client wants, it may be in the form of an experts opinion or it can be issued as a brief assessment conclusion.
We were the first ones in the early 2001 on the Estonian real estate market, who started to issue valuation reports in an electronic form. As a result of a collaboration between banks and Real Estate Companies, there was a direct information link formed, providing complete confidentiality of clients data. Latest encryption technology and electronic signatures were employed.
This service allows faster, easier and cheaper get the necessary property valuation in order to get a housing loan. On customer’s request we send our valuation report to a bank electronically, therefore saving our client’s time and money.

The appraisers of Uus Maa Real Estate Agency operate in counties all over Estonia in order to be closer and more available to customers. As the activity and specifics of the real estate market are different in the different counties, the prices are also different. Expert opinions

The service fee for expert opinion is based on agreement and depends on the scope of the work ordered, the type and location of the property.

Consultation of appraiser
If you need appraisal of property, before ordering the appraisal, you can order a consultation from our appraisers about the market value of the property.
The market value may change as a result of the expert appraisal if during the consultation, all the information significantly influencing the market value has not been provided by the customer.
The price of consultation is based on agreement, starting from 150 €.
Terms and important information
– The expert appraisals of Uus Maa Tartu büroo OÜ are accepted by all the credit institutions. The appraisal procedure is carried out by professional appraisers.
– No appraisal of profit yielding forest is provided.
– A „plot” means a plot of land with building permission under the Planning Act (a valid building design or detailed plan).
– The appraiser has a right to make changes in the price list if the scope of a particular task or the term of order significantly differs from the standard terms. Unless agreed otherwise, the prices in the price list apply when the order is accepted.
– The appraiser has a right to cancel the order if there is not enough market information or no necessary source materials available for the appraised property.
– If the customer cancels the order after the property has been examined, 50% of the appraisal fee has to be paid according to the invoice.
– Expert appraisals of market value are based on the Estonian standard series EVS 875 (www.evs.ee).
– The appraisers of Uus Maa Tartu büroo OÜ are not registered as court experts in the area of real estate appraisal.
