    An evaluation of the dwelling is usually conducted an average of 3 working days after the inspection of the object. To do this, the expert must familiarize themselves with the rooms; conduct a discussion with the evaluation committee and a valuation of the issue report. The exact dates of assessment need to be negotiated in advance with the appraiser.

    When assessing rooms, an appraiser must follow the standard EVS 875 and the valuation report must be issued in accordance with the Code of Real Estate Appraisers of Estonia. Typically, finished valuations must follow the form of standard valuation report or, if a client wants, it may be in the form of an experts opinion or it can be issued as a brief assessment conclusion.

    We were the first ones in the early 2001 on the Estonian real estate market, who started to issue valuation reports in an electronic form. As a result of a collaboration between banks and Real Estate Companies, there was a direct information link formed, providing complete confidentiality of clients data. Latest encryption technology and electronic signatures were employed.

    This service allows faster, easier and cheaper get the necessary property valuation in order to get a housing loan. On customer’s request we send our valuation report to a bank electronically, therefore saving our client’s time and money.

    The appraisers of Uus Maa Real Estate Agency operate in counties all over Estonia in order to be closer and more available to customers. As the activity and specifics of the real estate market are different in the different counties, the prices are also different.     Valuation reports are issued after payment of the invoice.

    • If the client cancels the order after the property inspection, 50% of the valuation fee must be paid.
    • For properties outside Tallinn, a distance fee may be added.
    • Expert valuations are delivered to the bank digitally signed in electronic form.
    • If a valuation on paper is required, an additional €40 is charged.
    • Urgent orders (processed outside the standard queue) may incur an additional up to 50% fee.
    • Discounts cannot be combined.

    Expert opinions

    The expert opinion is a shorter form of the evaluation report, which does not meet the requirements for loan collateral evaluation and therefore cannot be used to submit to the bank as an estimate of the market value of the loan collateral. Expert opinions are used to find out the selling price and in other cases when a full-scale expert assessment is not needed. The fee for the expert opinion is negotiable and depends on the volume of work ordered, the type of property and the location.

     

    Additional assessments

    If no more than 1 year has passed since the preparation of the expert assessment, the repeated assessment will be carried out at a discount of up to 30% from the standard price.

    – The appraiser has a right to make changes in the price list if the scope of a particular task or the term of order significantly differs from the standard terms. Unless agreed otherwise, the prices in the price list apply when the order is accepted.

    – The appraiser has a right to cancel the order if there is not enough market information or no necessary source materials available for the appraised property.

    – If the customer cancels the order after the property has been examined, 50% of the appraisal fee has to be paid according to the invoice.

    Appraisal of market value:

    Apartments from 300 €
    Private houses from 400 €
    Share in terraced house / shared houses from 400 €
    Plots for private houses from 380 €
    Farm land with buildings from 400 €
    Plot + private house based on design from 500 €
    Profit yielding land without buildings based on an agreement
    Business real estate based on an agreement

    * Depending on the location, transport costs may be added.

    * The exact service fee for appraisal of apartments based on exclusive special designs depends on the location, size, other characteristics and the level of complexity of the appraisal process of the apartment to be appraised (a limited number of comparison transactions, time-consuming preparation work, etc.)

    * For properties with incomplete documentation, an additional 10-20% may be added to the service price.

    * A land registry excerpt fee of €6 per property is added to the service price.

    Business real estate

    The service fee for appraisal of business real estate and real estate with development potential is based on agreement.

    The amount of service fees depend on the type of property appraised, its location, the level of complexity of the appraisal process and appraisal methods used, etc.

    Often, in addition to appraisal, the service also includes specific substantive consultation and advice which requires time-consuming preparation work.

    Therefore, the price of an appraisal service for business real estate and the term of fulfillment of the order are not fixed. You can get more details from our appraisers.

    Recurrent appraisals

    If up to 1 year has passed from an expert appraisal, a recurrent appraisal is completed

    with up to 30% discount from the standard price.

    Expert opinions

    An expert opinion is a shorter and simplified form of an appraisal report, which does not correspond to the requirements for appraisal of a credit guarantee, and cannot be used as an appraisal of the market value of guaranteed property when taking a loan.

    For other purposes, expert opinions have been widely used, for instance in order to determine the sales price.

    The service fee for expert opinion is based on agreement and depends on the scope of the work ordered, the type and location of the property.

    Consultation of appraiser

    If you need appraisal of property, before ordering the appraisal, you can order a consultation from our appraisers about the market value of the property.

    The market value may change as a result of the expert appraisal if during the consultation, all the information significantly influencing the market value has not been provided by the customer.

    The price of consultation is based on agreement, starting from 150 €.
