LAYOUT / ARCHITECTURE
The VIIV house combines timeless minimalist architecture with a contemporary spatial layout. The bedrooms and garage are positioned in one wing, while the social and more dynamic living areas are located in the other. The building is intentionally more closed towards the street, yet opens up with its L-shaped layout towards the terrace and private courtyard.

With a net area of 160 m², VIIV is a compact yet highly flexible home. Its simple form and layout allow for adaptability to different lifestyles.

The building is designed with a CLT (cross-laminated timber) load-bearing structure, allowing easy expansion or modification of room modules. For example, the office can be converted into a sauna, or the utility room into an additional third bedroom. All changes and related costs are agreed based on the stage of construction.

At the current stage, it is still possible to choose between alternative layout options (A–F), developed as schematic solutions to demonstrate the range of possibilities. Floor plans are available among the images.

The building is designed by renowned architect Kristo Põlluaas (Makespace).

INTERIOR DESIGN
VIIV is spacious, light-filled, and thoughtfully designed down to the smallest detail, symbolizing simplicity and balance. Inspired by Japandi style, the interior blends Japanese minimalism with Scandinavian simplicity, creating a natural harmony with the surrounding environment.

Natural materials and a carefully considered layout create a cozy yet airy living space where life can unfold at a calm and comfortable pace.

The interior design project is completed and added to the purchase price. Modifications can be made by agreement.

VIIV brings together the experience of the construction company VOT&SUN OÜ, timber expertise from Arcwood, and the collaboration of engineers and architects from Makespace OÜ.
