The history of the Avangard building dates back to the beginning of the 20th century. The first owner of the Art Nouveau building with outstanding architecture was Countess Maria Stenbock. The building was originally planned as a rental building where the countess herself as well as prosperous citizens could stay during their shorter or longer visits to Tallinn.

The glory of the tsarist era was restored in 2018 when Scandium Kinnisvara breathed new life into the building. The renovation restored a large part of the red brick walls, the stairwell, and the historical coffered ceiling at the entrance. This apartment is the largest loft in the building (44.7m2), stylish and furnished in high quality. All the furnishing will remain in the apartment, from the furniture to the kitchenware. The loft is available for moving in right away!

LOFT
The loft is the largest one in the Avangard House, and is located on the third floor, with a view of the quiet courtyard towards the south.

The developer selected interior finishing package Luxury for the loft, including fishtail oak parquet, high skirting boards, high-quality sanitary equipment, premium-class sockets, switches, interior doors and handles.

The loft has excellent planning – at the entrance, there is a practical hall where it is convenient to leave the outer garments and footwear and which also discreetly separates the entrance from the living room. Near the hall, there is a luxurious bathroom, and the kitchen area is on the other side. The kitchen leads to the living room with two large windows with a separate cozy reading area, and on the second floor of the loft, there is a 16m2 bedroom. The bedroom includes an about 4m2 spacious wardrobe. The practical planning of the loft also includes spacious storage spaces under the stairs taking to the second floor.

The kitchen contains everything necessary for convenient cooking – a refrigerator, a dishwasher, an induction cooktop, an oven and a kitchen hood. Tenants will have a fully furnished kitchen including the equipment (kettle, coffee machine) and the kitchen utensils.

The loft also includes access to a sunny roof terrace (in common use) with wonderful views, a gym, a laundry room including high-quality washing machines and driers, as well as an internal bicycle storage room.

The monthly utility expenses are very reasonable: about EUR 80 in summer months and about EUR 160 in winter months (including electricity and water).

AVANGARD HOUSE
The building at Narva mnt 40 was originally completed in 1911.
Renovation was started by Scandium Kinnisvara in 2017 and it was completed in 2018. According to the developer, renovation restored a large part of the red brick walls, the stairwell, and the historical coffered ceiling at the entrance. During the renovation, the original architectural elements of the building were restored. The residents and guests are welcomed in a spacious, elegantly renovated and luxuriously furnished lobby, with a remarkable coffered ceiling. The author of the timeless interior architecture of the building is Lilia Kristianson who supervised both the design of the lobby and the interior finishing of the apartments.

NEIGHBOURHOOD
Avangard House is in the very heart of the centre of Tallinn, Raua district, bordering the picturesque Kadriorg and the beautiful seaside promenade of Pirita Road. Tallinn University is directly across the street, the city centre, Old Town, the port and Kadriorg are all in a walking distance. Everything essential is nearby – a wide selection of restaurants and cafes, entertainment opportunities for various tastes, shopping centres and grocery stores, as well as an excellent public transport connection in every direction of the city.
