If the entire military complex is demolished and replaced with detached houses, then the building and planning conditions of Suurpea’s valuable village area will apply.

New buildings must be placed so that they do not visually dominate the existing valuable structures and must use appropriate façade materials and landscaping to blend with the surroundings.

The area lies on the border or within the impact zone of Lahemaa National Park, and is subject to the Lahemaa National Park Protection Rules and Management Plan 2016–2025.
