The building and the housing association
The building is well maintained and carefully managed. In 2013 the façade was insulated at a total cost of over 314,000 euros, and the bank loan taken for this has now been repaid in full. The association currently has no bank loan. A renovation of the balconies is planned in the near future, for which a bank loan is intended, and in connection with this the repair fund rate was raised to one euro per square metre as of 01.07.2026. In 2025 a bicycle house was built in the courtyard, half of the cost of which was covered by the City of Tallinn. As of the end of 2025, the association’s repair fund held over 111,000 euros.
Location
The location speaks for itself. The apartment sits in one of Mustamäe’s busiest and best-connected parts, just a few hundred metres from the Mustamäe Centre, home to a Rimi hypermarket, MyFitness, an Apollo cinema, eateries and everything needed for daily life under one roof. The Magistral centre, the round-the-clock Prisma Mustika and Maxima are also nearby. Greenery is offered by Parditiigi and Lepistiku parks, both with playgrounds, an outdoor gym and walking paths, just a couple of minutes’ walk away. Schools and kindergartens are within easy reach: Mustamäe Reaalgümnaasium, Arte Gümnaasium and the Kiikhobu kindergarten are all within a few blocks. Tammsaare tee is one of the city’s main traffic arteries, bus connections are frequent, and the city centre is about 20 minutes away.
Costs and availability
The building has central heating and central gas, and an internet connection is available. The apartment’s maintenance costs in 2025 came to 1,776 euros in total, or an average of roughly 148 euros a month, which included heating, water, general expenses and the repair fund. As of 01.07.2026 the repair fund rate is 1 €/m² a month, roughly 61 euros for this apartment, so the running costs are correspondingly higher. Parking in front of the building is free. Handover by agreement.
