DETAILED PLANNING
The detailed planning has been prepared so that the 14.34ha plot can be divided into three if desired. The building right is on one plot:
Plot no. 1 – 20003 m2- agricultural land
Plot no. 2 – 20032 m2- agricultural land – this plot can be built on (mainly a natural grassland area, but the northern part of this plot is covered with forest and there are also areas of shrubs behind the stone fences on the southern side).
Plot No. 3 –102999 m2- agricultural land
A possible construction area has been entered on Plot 2, which takes into account the construction of buildings in the TP3 fire resistance class. The % of complete construction is 2. The permitted construction area is 500 m2. The buildings can be single-storey + with an attic. 1 residential building and 2 outbuildings can be located on the land. The maximum permitted height of buildings is 9m, the roof slope is 25-45 o. The direction of the ridge is free.
The exterior finish of the buildings is determined by a specific construction project. The manager of the Vääna conservation area (Harju County Environmental Service) does not set restrictions on the choice of building materials.
RESTRICTIONS ARISING FROM THE LOCATION
The entire Sirina plot I is located in the territory of the Vääna conservation area, which has been taken under protection by the Government of the Republic of Estonia on 16 June 2005. Regulation No. 144 – “Protection of conservation areas in Harju County”.
The Vääna conservation area does not have a separate protection regulation and therefore the Nature Conservation Act § 32-33 must be considered as the protection procedure. As a general rule, all economic activities that have taken place so far in the conservation area can continue, in the case of new activities, the landowner must coordinate this with the Harju Environmental Service.
The Vääna conservation area must protect the natural values there, such as alvars i.e. algal habitat types, junipers and marsh and swamp deciduous forests.
When carrying out construction activities, care must be taken to ensure that the immediate surroundings of the construction area (soil and communities) are damaged as little as possible and that the natural appearance of the area is preserved. Old stone fences must also be preserved. There are no heritage conservation objects in the planned area.

COMMUNICATIONS
Water supply is planned from a borehole, local sewage system (infiltration field), electricity connection is charged per ampere, there are no restrictions on the choice of heating supply (heating method).
An access road and parking area have been built on the property.
The access road has been coordinated with the neighbors in the detailed planning.
PROPERTY
The size of the Sirina land plot is 14.34 hectares, the intended purpose is agricultural land, of which 5.08 hectares are beautiful forest land, 3.78 hectares are arable land, 0.1 hectares are natural grassland and 5.47 hectares are other land.
The Sirina land plot is located in the territory of the Vääna conservation area, where there are rare algal meadows, junipers, broadleaf forests and other natural values. A very special and rare property with a calming aura.
