Erika 10 sits in North Tallinn, in the Volta quarter, right next to Arsenali keskus, between the city centre and the sea. The area combines a central location with greenery and quiet: a shop, cafés and services are close by, while the apartment windows face a calm green area. The apartment: The 46.5 m² apartment is on the second floor and is warm, bright and cosy. One of the two rooms has natural parquet and the other quality laminate, and large windows fill the space with natural light. The fully glazed balcony opens onto a quiet green area with a large birch grove, and its glass panels slide open, which makes cleaning easy. Before renting, the technical systems were checked: the gas equipment and plumbing were serviced, the bathroom and WC ventilation was renewed, and a new kitchen hood, smoke and gas detectors and window micro-ventilation were installed.
Furnishings: The furniture is mostly new, bought specially for the first rental: a wooden bed 160×200 with a good mattress, a sofa, armchairs and chairs, further IKEA furniture, new lighting (IKEA and Bauhaus) and new blackout curtains. The furniture has not been used yet. There is plenty of storage, and basic dishware, a food processor, bed linen and towels are included, so you can move in right away.
The building and parking: The building dates from 1970 and is a five-storey brick house without a lift, with the apartment on the second floor. It has central heating and gas. In the yard there is shared parking behind a barrier, and the tenant gets access to drive in.
Location: The Selver in Arsenali keskus is a few minutes’ walk away, along with cafés, services and cultural venues in the same centre. A kindergarten and a school are also within walking distance. The sea and the Kalaranna promenade are a short walk away, and Stroomi beach is about twenty minutes along a green walking path. The city centre is about 10–15 minutes by public transport.
Costs and availability: The rent is €570 per month plus utilities. Utilities are around €83 per month in summer and about €170 per month in winter, the difference being heating. The deposit is one month’s rent. The apartment is vacant and handover is by agreement.
