Old Town penthouse with a spacious balcony and panoramic three-directional views
In the green heart of Tartu’s Old Town, just moments from the Botanical Garden, this top-floor penthouse brings together light, views and a thoughtfully composed layout into a harmonious whole. Windows opening in three directions invite in ever-changing greenery and natural light throughout the day, creating a sense of openness that is rarely found in the city centre. The generous balcony extends the living space outdoors, offering a private vantage point over romantic gardens and low-rise rooftops.
The dignity of a historic building is paired with contemporary finishes and technical solutions, resulting in a refined and well-balanced living environment.
LAYOUT AND LIVING SPACES
At the centre of the home is a generous living area with kitchen, where large windows and direct access to the balcony create a natural connection between indoor and outdoor spaces. Light entering from three directions enhances the sense of volume, while the kitchen is designed with the option for an island, supporting both everyday functionality and social use.
The layout of the bedrooms is clearly zoned. Three separately positioned rooms are well suited as children’s rooms, guest rooms or home offices, supported by a separate bathroom with a window and a shower. These rooms are filled with natural light, while sloped ceilings, roof windows and standard windows add a layer of spatial character and warmth.
The primary bedroom is located in a more private wing, offering increased separation from the rest of the home. It includes an en suite bathroom with a window, bringing in natural light and enhancing the sense of space. Sanitary fittings have been carefully selected, emphasising quality and timeless design.
Natural and durable materials define the interior finish. Herringbone oak flooring adds warmth to the living areas, while large-format stone tiles in the bathrooms create a clean and refined aesthetic.
LOCATION AND ARCHITECTURE
The location near the Botanical Garden and the Emajõgi River offers a balance between greenery and urban living. Walking paths, open views and a calmer streetscape are combined with the cafés, restaurants and cultural life of the Old Town, all within a short walking distance.
Lai 36C is a boutique development with only 14 apartments, creating a more private living environment compared to larger projects. The building combines a renovated historical structure with a new extension, preserving its character while introducing modern living standards.
