APARTMENT
The apartment is located on a higher floor, which provides more light and privacy. Although the area is in the heart of the city, the apartment is surprisingly quiet – effective 6×4 mm noise-reducing window packages have been used on the windows, ensuring a calm indoor climate in both the courtyard and street-facing rooms. The courtyard-facing rooms are even quieter and are perfect for relaxing or working. The layout has been modernly updated. The large living room is connected to the kitchen, where all kitchen furniture and appliances have been moved, creating a spacious and functional living space. The former kitchen has been converted into a separate office/cabinet, which gives the apartment one extra room of usability. If desired, the room arrangement can be restored to its original form, as the original plumbing has been preserved.
UTILITY COSTS AND RENOVATION FUND
Utility costs are clear and transparent. The price also includes the apartment association’s loan payment for insulating the facade and renovating the roof (approx. €55 per month), the agreement for which ends in the spring of 2028. Typical summer costs remain around €160 (approx. €105 without the loan payment). The largest winter period bills have been €300–€320 (including the loan payment). The energy label has not been updated since the renovation.
BUILDING, CONDITION AND AMENITIES
The building itself was designed by renowned architects Raine Karp and Toivo Kallas, a bright example of good planning and construction true to its era. The apartment’s plumbing and partially the electrical system have been updated, and the home is warm in winter. Additional amenities include an elevator in the building and the possibility of free parking for residents in front of the house, subject to the availability of spaces.
LOCATION
A spacious and smartly replanned apartment has come up for sale in one of Tallinn’s most convenient areas – a place where the best aspects of Kesklinn (City Centre) and Kadriorg meet. From here, you can reach everywhere daily on foot: Kadriorg Park is about a 20-minute walk away, and the Old Town and the seaside are 15 minutes away. Public transport stops, the Selver supermarket, and the main building of Tallinn University are located in the immediate vicinity, making both daily life and city living exceptionally easy. Residents can park for free in front of the building, subject to availability.
CONCLUSION
This apartment is suitable for a person who is looking for a spacious, quiet, and extremely well-located home with many possibilities – a place from which it is convenient to move to work, school, the park, and the heart of the city. Come and see for yourself how well this space works.
