HISTORIC OPPORTUNITY IN MATSALU – THREE PROPERTIES FORMING PART OF THE MANOR COMPLEX FOR SALE

For sale are three developed properties belonging to the historic Matsalu knight manor complex – the workers’ house, the distillery and the granary.

These properties offer an opportunity to restore and bring into new use part of the historic Matsalu manor complex. The seller prefers to sell all three properties as one whole, but is also prepared to consider selling them separately.

LOCATION

The properties are located in Matsalu village, Lääneranna municipality, in the historic heart of Matsalu Manor. The area is closely connected with Matsalu National Park and the surroundings of Matsalu Bay.

The distinctive character of the location lies in the combination of a historic manor setting and the natural landscape characteristic of Matsalu. This creates potential for private use, accommodation, tourism or another suitable function, subject to the heritage conservation requirements applicable to the buildings.

HISTORY

The history of Matsalu Manor goes back centuries. Matsalu may have existed as a manor as early as 1447, while the first documented reference to the manor dates from 1560.

In 1573, the manor was granted to Claes Åkesson Tott, who commanded Swedish forces in the Battle of Koluvere. During the 17th century, the manor belonged for an extended period to the Derfelden family. After the Great Northern War, the manor passed into the ownership of the Mandelstjern family, during whose period the manor centre was developed into a more representative ensemble.

In the 1570s, the manor was mortgaged to the Stackelberg family; in 1802 it passed to the Nasackin family, and from 1821 to the Uexküll family. In 1859, the manor once again came into the possession of the Stackelbergs. From 1869 until its expropriation in 1919, Matsalu Manor belonged to the Hoyningen-Huene family.

PROPERTIES AND BUILDINGS

The sale includes three separate properties:

**Workers’ House**
Cadastral number: 41101:001:0329

**Distillery**
Cadastral number: 41101:001:0331

**Granary**
Cadastral number: 41101:001:0332

The seller prefers to sell the properties as one whole, allowing the buildings and their future use to be approached as part of a unified historic complex. In the case of a suitable offer, the seller is also prepared to consider selling the properties separately.

CONDITION

The buildings have sound roofs, but both the exteriors and interiors require renovation and restoration.

These properties are suitable for a buyer who appreciates the character of historic buildings and sees the potential to give them a new function through careful restoration.

## RESTRICTIONS

The buildings are protected cultural monuments, and any renovation or restoration work must comply with applicable heritage conservation requirements and restrictions.

Based on discussions held so far by the seller’s representatives, the Estonian National Heritage Board is interested in the preservation and restoration of the buildings and is prepared to provide advice and consultation during a potential restoration process.

Before preparing specific construction or restoration plans, the proposed works and applicable conditions must be coordinated with the Estonian National Heritage Board.

UTILITIES

The granary was previously used as a grain dryer and has had an electricity connection. The exact possibilities and conditions for restoring the electricity connection must be confirmed with the relevant network operator.

The buildings forming part of the Matsalu manor complex offer an opportunity for a private buyer or developer looking for a property of historic value and wishing to give it a new purpose through carefully considered restoration.
