HOUSE
This is a two-storey private house, originally taken into use in 1994, which has later been modernized and extended – a garage for two cars has been added to the northwest side, and a winter garden to the southern corner.

The roof is covered with metal roofing.

The glass façade of the winter garden features triple-glazed units, and Finnish-type 2+1 package windows are used in the living areas.

LAYOUT
FIRST FLOOR
The first floor features a spacious entrance hall; a large kitchen separated from the main living areas, enjoying morning sunlight; and a living room with a view of the winter garden, which is clearly one of the “wow effects” of this home. The winter garden provides access to the terrace.

Nearby are grocery stores, schools, a public transport stop just 300 m away, and sports facilities such as Sõbra Sports Hall and the Pääsküla bog health trails only 450 m away.

TECHNICAL SYSTEMS
Heating is primarily based on air-to-water heat pumps, with an additional air-to-air heat pump used for supplementary heating and also for cooling the winter garden. Wet areas have electric underfloor heating, while the winter garden uses water-based underfloor heating. Fireplaces and radiators are also used in general living areas.

The electrical system has been updated following an audit, although certain safety elements (including residual-current devices) require additional review and, if necessary, upgrading.
The house has a 3-phase electrical connection (3×32A), and industrial power equipment can also be used in the garage.

Ventilation is based on natural airflow. The building has a local ventilation duct system operating without mechanical fans, with airflow directed through roof-mounted ventilation chimneys.

There are two multi-flue brick chimneys in the building.

PROPERTY
The yard opens to the south, offering abundant sunlight throughout the day and creating excellent conditions for terrace and garden use.
The private, greenery-surrounded property consists of two cadastral units – Sõbra 40a and Sõbra 40b – together forming 1421 m². Of this, 1300 m² is yard area, while the remaining 121 m² is used as an access driveway.
