The number of transactions fell by nearly 16% compared to last year, while remaining at a similar level to November. The median price per square metre increased by less than 1% year-on-year and by less than 1,2% month-on-month \u2013 meaning no major changes. \u201cWhether this is the calm before the storm or whether we will continue on a similar stable course in the new year will likely become clear in the first months of the year,\u201d Subat\u0161jus analysed.<\/p>\n\n\n\n<p><strong>Tartu\u2019s<\/strong>&nbsp;apartment market also remained subdued in December, hovering near the 100-transaction mark, with 107 transactions. Compared to last year, the number of transactions fell by 26%, while remaining unchanged compared to November. The median price per square metre of apartments decreased by 7% year-on-year and by 9% month-on-month, standing at 2 188 \u20ac\/m\u00b2 in December. \u201cIt is likely that buyers and sellers in Tartu are also taking a wait-and-see approach regarding what the new year will bring,\u201d commented Subat\u0161jus.<\/p>\n\n\n\n<p>In\u00a0<strong>P\u00e4rnu<\/strong>, 45 apartment transactions were concluded in December, which is 15% fewer than a year ago and 12% fewer than in November. The median price also declined \u2013 by over 5% year-on-year and over 10% month-on-month \u2013 falling to near the 1 900 \u20ac\/m\u00b2 level in December. \u201cFor P\u00e4rnu, this was a typical quiet off-season winter month,\u201d noted Subat\u0161jus.<\/p>\n\n\n\n<p><strong>Narva&#8217;s<\/strong> apartment market also showed an average annual result in December in terms of the number of transactions, with 62 deals completed. Compared to the same period last year, nearly 15% more transactions were made, while the level remained the same compared to the previous month.
