A new, upmarket and modern office building – Büroo 31 (“Office 31”). This building is part of Tallinn’s new landmark – the exclusive Das Haus development, which will be completed early 2020.
The offices are located on floors 2 to 6 of the building, ranging in size from 50m2 to 215m2. It is also possible to combine smaller offices into a large one (with the size of the floors ranging from 500m2 to 900m2). DESIGN AND INDOOR CLIMATE
The offices are spacious, with large windows. The upper floors enjoy beautiful views of the Old Town and the city’s skyscrapers. Some of the offices have an own, wonderful terrace, which creates an attractive work environment.
The office layout is well designed, with a pleasant indoor climate. An automated heating and cooling system is standard in all offices: it is possible to choose the temperature and the heating or cooling functions respectively. All offices have windows that can open, windows facing the main street (Pärnu Road) are triple glazed to keep the traffic noise out.
The ceiling height of the offices is 2,9m to 3m in open work areas, and slightly lower in areas with suspended ceilings. The floors of the offices are covered with carpet, which creates a sense of cosiness. The walls and ceilings are painted in a light colour tone, with glass walls also used. The toilets have ceramic tiles and high quality sanitary ware. The interior doors are dark grey or bleached oak. The interior is stylish and discreet – suitable for every taste, and designed to allow each tenant to create a unique office by using their own furniture and other interior design elements.
There is a video surveillance system inside the general areas of the building, in the courtyard and around the outside of the building. Offices are each equipped with a video phone, to grant visitors access to the building. Tenants have 24/7 access to the building by means of access cards. There is a possibility to use the security alarm (provided that wireless sensors are used).
Büroo 31 is located on the artery of the city: it is highly visible and easily accessible by means of public transport and car. A spacious double storey underground car park offers parking spaces to rent. Several public car parks are nearby. There is also a secure parking area for bicycles in the underground parking garage. Two elevators lead directly from the parking garage to the office floors.

Office 31 is part of the Das Haus development project, involving the best Estonian architects. The external architecture of the buildings is created by the architecture company PLUSS, headed by Indrek Allmann. The Büroo 31 interior architecture is designed by Meelis Press and Tiiu Truus. The developer is Novira Capital OÜ, built by Mitt & Perlebach.
