For rent: a 3-room apartment with an excellent layout on the second floor of a small apartment building. The building is insulated, and the windows have triple glazing. The building is set back from the street, between other houses, and has a small enclosed garden with a terrace furnished with outdoor furniture.

The apartment is ideal for hosting dinners and/or board game nights, as the kitchen and dining room are separate, and the location is conveniently central for guests. Friends or relatives coming from farther away can sleep on the sofa bed. At other times, the dining room can be used as a home office.

The apartment layout includes an entrance hall, a separate WC, and a bathroom. Facing Raua Street are the dining room and living room (total 30.4 m²), which can be separated by French doors. Facing the garden are the kitchen (7.3 m²) and bedroom (approx. 18 m²).

The apartment is furnished and freshly renovated. The rooms have wooden parquet floors, and the WC and bathroom are tiled. There is ample storage throughout the apartment, and additional storage is provided by a large basement (approx. 14 m²). The garage can be used for storing bicycles and charging electric scooters. Parking is in the enclosed yard; the gate is operated with a remote.

Heating costs are kept low – in winter, a maximum of €200 (even in the coldest months), and in summer, around €20. Water, electricity, and waste collection are additional. The tenant arranges the internet contract. The building is connected to fiber optic cable.
